An extension is usually the most expensive answer to a question nobody has properly asked. This study asks it: what does this house actually need, what will it allow, and what will that realistically cost?
What you receive
A measured appraisal of the existing building; concept options — often including one that doesn’t extend at all; an honest view on planning prospects, especially for period and listed properties; and budget reality for each route, so the decision is made with numbers in the room.
Why it exists as its own stage
Because the decision is worth more than the drawings. Clients at Bicton Hall came to me for an extension and finished with a better home and no extension — a conclusion worth many times the study fee. If you do proceed to full design, the £1,950 is credited against the full design fee.
We already think we need an extension. Still worth it?
Especially then. If you’re right, you proceed with confidence and a tested budget. If you’re wrong, you’ve just saved the cost of building the wrong thing.
What if planning looks difficult?
You’ll know early, with options. I work regularly with period and conservation-sensitive properties, and conservation officers have praised the light touch of my schemes.

Yes — some clients with a clear brief do. The study exists for decisions that deserve their own stage.
